Responsibilities :

  • Prepare location feasibility assessments to ensure the best locations for our Kitchen expansions.
  • Has to have a keen sense of business when it comes to location, venue, distance, delivery times, zones, etc.
  • Develop and manage strategic relationships with real estate agencies, landlords, and contractors for the kitchens’ venues and facilities.
  • Able to expand rapidly, not afraid of taking risks, and constantly moving between various locations.
  • Be the point of contact for all real estate legal matters, including reviewing tenancy agreements and managing negotiations skilfully to ensure the lowest possible rentals for the kitchen facility.
  • Ensure the development and maintenance of state-of-the-art facilities for kitchens including equipment, shelving, storage, etc as per the proper SOPs.
  • Responsible for monitoring and executing refurbishment of locations
  • Participates in the selection of vendors and contractors.
  • Participates in defining the terms of contract agreements and ensures work is completed satisfactorily.
  • Monitors the performance of contracts to ensure compliance with applicable specifications.
  • Ensures proper construction of the venue as required by the business needs.
  • Forecasts, allocate, and supervise the financial and physical resources of the facility management.
  • Monitors and facilitates the resolution of construction contract disputes and claims.
  • Prepare project reports and control expenditures in accordance with budget allocations.
  • Prepares requests for proposals and conducts all necessary meetings to facilitate hiring architectural and construction management services.
  • Is able to do this for various projects and locations nationwide.
  • Able to be mobile and on the road for nationwide kitchen expansion plans.
  • Requirements

  • At least 4+ years of work-related experience in a related role
  • Extensive understanding of commercial real estate and local regulations and licensing
  • Expertise in contract and deal point negotiating, effective use of negotiating techniques with a strong command of the industry language
  • Good communication skills
  • Ability to manage complexity and be comfortable with ambiguity
  • Ability to work autonomously in a highly demanding and often ambiguous environment, with strong attention to detail and exceptional organizational skills
  • Knowledge & Skills :

  • Knowledge of facilities planning and construction management processes and procedures.
  • Prior experience of shared kitchen operations would be a bonus.
  • Knowledge of network planning essentials including population and traffic density assessments as well as zone demographics for location evaluation.
  • Basic knowledge of the real estate market and level of comfort to keep abreast with property trends.
  • Knowledge of estimating, budgeting, and scheduling practices.
  • Knowledge of the current status of costs of new construction, escalation factors, and market trends.
  • Knowledge of laws governing construction contracts and contracting.
  • Knowledge of construction materials and methods.
